Single Storey Property Extension & Modification

Since the start of the Coronavirus pandemic, many of us have been spending significantly more time at home than we previously would. Our Towcester-based client was no different. They found that their living space was too compact and no longer functioned to accommodate during these changing times.

Their Towcester home could no longer facilitate their active and busy family lifestyle, especially with the added pressure of working and schooling from home. That’s when they sought the help of Hickford Construction to help add extra living space to their property.

Extending and Modifying This Towcester Home

This project was a modern single storey extension and modification to the existing dwelling. The client wanted to add additional living space to their Towcester home in Northamptonshire.

The extension and property modification project we carried out for this Towcester-based client was ideal for them and met their requirements. By extending their home rather than moving, they were able to create extra space for their family - ideal for these changing times!

- What We Did -

Project Preparation: Demolition & Groundworks

To kickstart this Towcester-based extension project, we began working on the demolition and groundworks to prepare the space for constructing a new extension. This started with removing the existing garden wall, fence and an existing WC. After this, we stripped out the existing under-stairs cupboard and broke out the existing rear wall.

After the demolition work was completed, we were able to remove all the demolished material from the site. This was then when the groundworks preparation could truly start to take place.

We started on groundwork preparation by reducing the level excavation (not exceeding 450mm below the finished floor level). Then we could lay a mass concrete foundation (not exceeding 1mtrs deep). After this was completed, we could then begin the brickwork to DPM (damp proof membrane) with cavity fill and ventilation.

To complete the groundwork preparation we added new beam and block flooring that was slurry sealed, as well as added Celotx insulation and 60mm screed.

Brickwork and Blockwork

The next stage of this project was to complete the brickwork and blockwork for the extension. This included all new external walls that match the existing brickwork, as well as constructing blockwork (100mm) with cavity (100mm) and insulation (50mm). This step helped to provide a solid structure with good insulation.

For further structural support, we used lintels and brick ties, which play a vital role in ensuring the stability of the extension building. Alongside this, we used structural steel for the installation of the new bi-fold doors. Then, to help prevent moisture building up in the extension, we used air bricks, weep holes and membranes during the construction process.

Installing New Windows, Roof Windows & Bifold Doors

Our Hickford Construction team installed new windows in white uPVC and two new Velux roof windows which are operated manually. In addition to this, we also installed new 4-way bifolding doors in white aluminium that open fully to the left.

New Pitched Roof (Vaulted Roof)

  • 150 x 50 wall plates and straps
  • 50 x 150 C24 roof timbers at 450mm centres
  • 90mm and 40mm Celotex insulation board laid between the rafts in the vaulted ceiling

To complete the extension and property modification construction, we added a new pitched roof. This section included adding plasterboard with a final skim to the ceiling, as well as adding roof tiles that matched the existing roof battens and membrane.

Electrics and Plumbing

  • New WC facility with hot / cold water supply and waste plumbing
  • Electric work and heating - radiators and electric underfloor heating connected to the existing main

Internal & External Works

For the internal works within the extension, we installed stud partitions to form new internal walls; this included modifying the existing walls in the client’s lounge to accommodate a new TV wall mounting.

As part of the internal works we also added new doors, liners and ironmongery. To complete the interior of the extension, we used dot and dab plasterboard with skim finish, as well as a skim coat to all the new plasterboard ceilings and walls.

To complete the external work and drainage, we connected the water sewer system to the existing system and connected the plaster rainwater goods to the existing system.

To finish the extension project, soffits and fascia boards were also installed in softwood.
