Rear Ground Floor Extension & Porcelain Patio

Steeple Claydon, Buckinghamshire

This Steeple Claydon property wanted to add a ground floor extension and porcelain patio to improve the space. Now, more than ever, improving your outdoor living space is an important element to your home. It needs to be an area that you want to spend time in, but also accommodate friends and family for garden parties and outdoor dining or drinks.

A porcelain patio is ideal for Buckinghamshire gardens, it performs well under all different types of weather conditions. Alongside this, it’s easy to care for, durable, slip resistant and makes a stunning addition to your home.

- What We Did -

Extension Excavation and Initial Project Preparation Work

This project began with site clearance which involved clearing and removing the existing patio. After this, we then carried out demolition work to this Steeple Claydon property by taking out the existing kitchen as well as modifications to the existing door openings, both internally and externally.

Then, we took out the existing rear door, windows and load bearing wall to help extend the openings and allow us to install structural steel beams. This enabled us to reduce the level excavation and start the construction of the foundations to a maximum depth of 1200mm below the original ground level.

The first stage of this extension project involved adding brickwork up to the DPC (damp-proof course) level as well as including air bricks and cavity fill. It also involved the installation of structural steel beams and pad stones to help support the foundation.

After the outer structure was formed, we began work on the floor. This involved using 100mm of concrete floor slab, damp proof membrane, 100mm of floor grade Celotex installation and 65mm of reinforced screed.

When the flooring had been laid for this extension, we could start the brickwork and blockwork. It involved adding a double skin external wall in 103mm facing brick and matched this to the existing wall of the property. This stage of the project also involved these elements: 100mm blockwork, 100mm cavity with dritherm insulation and the construction also included adding all lintels, air bricks, weep holes, ties, membranes and wall ties with a 100mm block wall as the internal partitions.

Laying the Porcelain Patio

As mentioned above during our extension excavation, we also excavated the patio and pathway area to make space for the new porcelain patio. This included removing all much from the site. After the groundwork was completed, we supplied and laid the new patio and pathway in porcelain.

Installing the Extensions Windows and Doors

For this Steeple Claydon extension, we installed four panel bifolding doors in white uPVC (roughly 4mtrs wide). In addition, we also installed white uPVC windows (2100 x 1050) and three Velux windows (780 x 980).

Roof and Ceiling Construction

To complete the external structure of this extension, we added rafters and timber ceiling joists (100 x 47) with straps, as well as timber wall plates (100 x 75), quilt insulation and redland regent roof tiles to match the existing property roof. To finish the ceiling, we installed plasterboard and did a skim finish.

This Steeple Claydon extension also had all new rainwater goods, including fascias and soffits in white plastic.

Electrics, Plumbing & Internal Works to The Extension

For the interior of this extension, we added four new lights with two double sockets, as well as installed two new extractor files. Alongside this, we also installed two new radiators and connected these to the existing system and relocated the existing boiler. In terms of plumbing work, we also connected all the new appliances.

Alongside plastering the ceiling which we mentioned earlier, we also plastered the new wall with a skim finish.

External Works and Drainage

We also carried out a diversion on the existing drainage system and connected the rainwater goods to the existing system. After all of this had been completed, we tidied and cleaned the working area, ready to present to the client.
