There are many reasons why customers choose to extend their house, from providing more room to accommodate a growing family, or facilitating new lifestyle changes and working from home demands.
For this customer based in Potterspury, Towcester, they wanted a single storey extension added to their property, with modifications made to the rear.
This project in Towcester started by demolishing the existing rear single storey extension; this included removing the existing kitchen, kitchen roof, the existing rear wall of the house and the wall between the kitchen and sitting room and the wall between the hall and proposed kitchen. During the demolition and removal process, we also installed structural steel for support of the rest of the building.
We then modified the existing rear kitchen window to form the opening for the new door in this area.
After the demolition and excavation works were completed, we could then carry out the foundation work. This started by reducing the level excavation to the new extension and building mass concrete foundations to trenches. Then we could carry out the brick and block work to DPC with cavity fill.
We then carried out ground floor construction that consisted of 60mm screed, 100mm Celotex on a beam and block floor. We also brought the existing kitchen floor level up with 75mm Celotex and 75mm screed.
To begin the brick and blockwork section of the project, we made sure that the external wall was facing the bricks to match the existing. This included 100mm blockwork, 100mm cavity with 50mm insulation.
The construction during this part of the project included all lintels, air bricks, weep holes, ties, membranes and wall ties.
This towcester extension project required all new white uPVC windows and doors as well as four 780mm x 890 Velux windows.
We also installed a brand new roof structure for the extension, this included 175 x 50 roof timbers and 400mm centres that help form a vaulted roof. To complete this, we also installed Celotex insulation between and beneath the roof rafters. After this was finished, we then carried out the installation of plasterboard and a skim finish.
This extension required full electrical work alongside hot/ cold water, waste plumbing and heating works to ensure it was fully operational and could be used as the client desired.
The internal works started with a dot and dab plasterboard with skim finish to the new and modified walls. We also carried out a skim coat to the plaster-boarded ceiling. Three internal doors were also added to the inside of the extension.
In terms of external works and drainage, we connected the existing plumbing system to the sewers, as well as installed soffits and a fascia board in ply and softwood.
