With many of us spending significantly more time at home, we’re increasingly looking for new and innovative ways that we can modify and expand the space within our home. Moving is a hassle and can be too costful, that’s why this family in Milton Keynes chose to extend.
This Milton Keynes based family wanted to create more living space for their growing family and to better accommodate their lifestyle. The project brief was to build a single storey extension with partial garage conversion and new driveway in Two Mile Ash in Milton Keynes.
The first phase of the project was to carry out demolition work by removing the existing garage roof covering and demolishing the rear and side walls of the existing garage. After this, we then removed the existing kitchen, rear door and windows and broke out the walls as well as installing structural steel.
To lay new foundations for this extension project, we carried out a topsoil strip as well as reduced the level and foundation excavation for the new works. When this was complete, we concreted the foundations and carried out brick and blockwork to DPC (damp proof course).
When this was set, we could then move onto the floor structures and construct the ground floor. This comprised of:
Extensions built with brick and block use a cavity wall construction with a gap either side for internal and external brickwork. The gap is filled with insulation and held together with wall ties, while all laid on concrete foundations. During construction, we also added air bricks, weep holes and membranes.
During this phase of construction, we also supplied and installed structural steel beams to help support the extension exterior.
For this single storey extension and partial garage conversion, we installed brand new windows, doors and fascias in white uPVC.
Flat roofing is a popular choice for extensions. For this Milton Keynes client, we completed the build by constructing flat roofing for their extension and partial garage conversion. After this, we then worked on constructing the ceiling, which involved installing plasterboard with a skim finish.
After the outer construction for this extension was completed, we then began working on the interior. This involved carrying out electrical work, adding hot/ cold water and waste facilities as well as installing heating.
To complete the walls, we carried out a skim coat plaster to dot and dab the plasterboard. Then we could add second fix materials in soft wood. We also prepared the outer area of the extension for a new patio.
For this project we supplied and laid 15sqm of Indian sandstone paving for a new driveway.
